What are your expectations for a preventative maintenance plan in your industrial or commercial facilities?
You’re looking to add a maintenance agreement or an in house maintenance plan to keep your chiller, boiler, cooling tower, roof top Intellipak or other large equipment in the best running condition, but what is the end result you should expect?
If you haven’t had a maintenance plan in the past either through an industrial or commercial HVAC contractor or through your in-house maintenance personnel, then you may not know what expectations to have.
A thorough first time maintenance visit will likely unveil some potential problems.
A good commercial heating and air conditioning company will give you the problems found and repairs needed in order of urgency.
Listing the things that are keeping your roof top unit from functioning at the top and the potential future failures below that.
This is why it is important to have a level of trust with these companies so you are confident that anything they communicate to you are actual problems.
If they find the blower wheel or coils are excessively dirty then they should offer a solution to either prevent that in the future or add it to your maintenance plan.
The more services that are part of regular maintenance the better off you are.
Since the HVAC technician is already on site and has all of the materials they need it is cheaper than having it done during an emergency situation or on a return trip.
If you have had a long term maintenance program in place and are just changing contractors you should generally expect the same outcomes after a maintenance visit has been performed.
The only thing that would cause the results to vary is if your previous company wasn’t doing a thorough job or if your new company is trying to sell you parts you don’t need.
Of course different contractors could both be doing what they think is best for you but just have differing opinions on when to replace parts.
Its up to you to do your diligence in deciding which it is.
If you have decided to change companies its probably because your previous company didn’t have your full trust.
If the new HVAC contractor brings up a lot of problems ask them to meet with you, show you the issues and explain why they need to be addressed.
Any good industrial or commercial heating and air conditioning company will be willing to do this.
Some problems that are often overlooked by companies are belts, bad bearings, dirty evaporator coils, excessively dirty filters, failed economizers, pitted contactors, duct mounted smoke detectors, capacitors on single phase equipment, crankcase heaters and dampers.
Some of these could be missed by a sub-par HVAC company and then found by your new company when they do the first maintenance visit.
